Best Virtual Tour Software for Real Estate: 3D & 360 Options

The best virtual tour software for real estate depends first on what you are selling: a visual walkthrough, or spatial data. This guide compares both—without pretending they are interchangeable.

Start with the deliverable, not the leaderboard.

Matterport is the best-established all-around spatial ecosystem. iGUIDE is the strongest floor-plan-first workflow. Kuula is the cleanest lightweight option for photographers who already have panoramas. Zillow 3D Home is the easiest truly free path for eligible US residential listings.

If your deliverable is primarily a marketing experience rather than spatial data, paying for a full digital-twin ecosystem may be solving a problem you do not actually have.

One phrase, two systems

3D digital twin ≠ ordinary 360 virtual tour

01 / Spatial system

Capture geometry and imagery together

These systems use structured capture to connect the viewer to measurements, floor plans, dollhouse views or exportable spatial assets.

  • Matterport
  • Realsee
  • iGUIDE
  • Giraffe360
02 / Panorama system

Turn finished 360 images into an experience

These platforms host scenes, hotspots, branding and embeds. They can look immersive without being a measured spatial model.

  • Kuula
  • CloudPano
  • 3DVista
  • EyeSpy360
  • Panoee
Zillow 3D Home is a third case: a free, portal-specific residential workflow with an interactive floor plan when captured on compatible hardware.

Free-plan reality check

Which tools can you genuinely try for $0?

“Free account” only counts when it helps you understand the real workflow. We separated account creation from the ability to create, publish and share a client-like tour.

Matterport

Friendly

Yes — no credit card

Capture with a supported phone or 360 camera, process and share one Active Space. Embedding and professional-camera support require paid tiers.

Why: Signup is low-friction and one shareable space is enough to understand the viewer. The step-up arrives quickly if you need embeds, multiple listings, a Pro camera or paid outputs.

Realsee

Very friendly

Yes — 3 new-user credits for activation and hosting

New users receive 3 credits. Each credit can activate and host one tour for 1 month, so you can complete and share up to three client-like tours before buying credits. Capture, upload, editing and DIY floor plans are also listed as free.

Why: Signup unlocks enough credit to complete the real capture-to-share workflow with up to three tours for one month each, and capture can begin with a phone or supported 360 camera. The main learning curve is understanding device-specific credit use and what happens after the gift credits expire.

Kuula

Friendly

Yes — ongoing Basic account

Upload up to 300 posts with 100 uploads per month, share and embed branded tours. Visitors cannot use hotspots or audio on the free plan, so it is not a full client walkthrough.

Why: Signup and browser editing are easy, and existing panoramas upload without proprietary capture hardware. The main catch is that free visitors cannot use the hotspots that make a walkthrough feel like a tour.

CloudPano

Moderate

Account and creation access, but no publishing

The current help center says free users can create tours but cannot publish them. Treat $27/month—not $0—as the practical entry price for a deliverable tour.

Why: The builder is positioned around fast drag-and-drop creation, but the free path stops before client delivery and the plan/capacity details require careful reading.

3DVista Virtual Tour Pro

Moderate

No; fully functional 30-day trial

The trial is designed to test the complete desktop editor. Long-term publishing requires a license, while hosting can be purchased from 3DVista or handled on your own infrastructure.

Why: A real trial and no mandatory long-term cloud subscription reduce lock-in, but the desktop authoring model and deep feature set demand more learning than browser-first tools.

EyeSpy360

Moderate

Free account creation; paid activation details vary

The public DIY documentation directs users to create a free account and then upgrade. Current limits and exact US plan prices were not clearly exposed, so NanaStack does not treat signup as a confirmed free publishing plan.

Why: The property-specific workflow is focused, but price transparency is weaker than the other shortlisted platforms and current deliverable limits need confirmation inside an account.

Panoee

Very friendly

Yes — 3GB and unlimited projects

Panoee says free users can publish unlimited tours with 3GB storage, unlimited bandwidth, seven hotspot types, basic analytics and no watermark. Premium branding, floor plans, exports and Google Street View require paid features.

Why: The published limits allow a creator to upload, edit, publish and share without paying. The trade-off is trusting a younger platform and accepting a Panoee subdomain plus fewer professional controls.

iGUIDE

Higher commitment

No ongoing free publishing plan

You can inspect official sample tours and the workflow, but producing a client deliverable requires PLANIX capture or an iGUIDE provider plus per-project processing.

Why: The delivery model is straightforward once you own the camera, but a first real project begins with proprietary capture hardware or a provider—not a free phone upload.

Giraffe360

Higher commitment

No; demo or sales-assisted trial

There is no software-only free workflow. A meaningful test involves the proprietary camera, onboarding and subscription terms.

Why: The capture itself is designed to be simple, but entry requires a hardware subscription, onboarding and a non-cancellable subscription period rather than a casual self-serve trial.

Zillow 3D Home

Very friendly

Yes — the complete software workflow is free

Create, publish and share a tour at no software cost. Zillow provides an unbranded MLS link and website embed; tours do not expire. An interactive floor plan requires a compatible 360 camera.

Why: A Zillow account and supported device are enough to complete the core workflow without a credit card. The limitation is strategic rather than financial: the product is designed for eligible residential listings and Zillow distribution.

Four spatial systems, four viewers

Explore the actual tour experience

A feature table cannot show how navigation, floor context and visual presentation feel. These public tours remain hosted by their respective providers; NanaStack embeds them as external examples and does not copy or re-host their content.

External interactive content may set provider cookies or load more slowly than NanaStack. If an embedded viewer is unavailable in your browser, use its “Open full tour” link.

Deep reviews

What each product is actually optimized for

01

Digital twin · Public demo reviewed

Matterport

Best-established spatial ecosystem

Best for

Photographers, media companies and brokerages that need a recognized spatial-tour ecosystem

What stood out

Matterport feels optimized for repeatable capture-to-cloud delivery, not merely linking panoramas. The viewer, measurement layer, add-ons and integration ecosystem are the product as much as the camera.

Workflow

Capture in the Matterport Capture app, upload for cloud processing, edit the Space, keep it Active, then share or embed it. Archiving preserves a Space but removes public access until it is reactivated.

Capabilities

  • Digital twin and dollhouse-style navigation
  • Measurements, tags, analytics and team workflows
  • Optional schematic floor plans, MatterPak, E57, CAD and BIM outputs
  • Mobile, 360-camera and professional-camera capture paths

Limitations

  • Active-Space capacity makes ongoing portfolio hygiene part of the workflow
  • Professional capture hardware requires a higher subscription tier
  • The most useful downstream assets are paid add-ons
  • Moving an established client library away from the platform is not a simple export-and-rehost exercise
Nana's take

Choose Matterport when the spatial model and ecosystem are part of the deliverable. If the client only needs a polished marketing walkthrough, its platform depth may be more system—and more recurring capacity planning—than the job requires.

Digital twin · Public demo reviewed

Realsee

Best challenger for output-led spatial teams

Best for

Spatial-service teams that want high-detail capture options and project-based hosting economics

What stood out

Realsee feels optimized for teams selling a menu of spatial deliverables—tour, floor plan, point cloud, model or CAD—not just an isolated listing link.

Workflow

Capture with the Realsee app and supported device, generate the VR project, edit labels and presentation, then spend credits to activate the public link. Hosting renews by project-month rather than a fixed Active-Spaces bucket.

Capabilities

  • LiDAR and panoramic capture options
  • High-resolution tour presentation and spatial measurements
  • Downloadable spatial assets depending on device and add-on
  • Per-project activation model with unlimited public views while active

Limitations

  • The global pricing model requires learning credits and device-specific rules
  • The 3 free credits provide one month of hosting each, not permanent free hosting
  • Some outputs and human-drafted floor plans are add-ons or quote-based
  • Brand familiarity and third-party integrations are less established in the US than Matterport
Nana's take

Realsee now offers one of the most meaningful spatial-platform trials: three activations are enough to test the workflow on real spaces, not just browse a demo. For ongoing use, still model a full project—capture method, generation, active months and exports—after the gift credits run out.

Kuula

Best lightweight editor for polished 360 tours

Best for

Independent photographers and agents who already have finished 360 panoramas

What stood out

Kuula feels optimized for visual presentation. It asks you to bring finished panoramas and gives you a clean way to organize them, rather than trying to manufacture spatial data from the capture.

Workflow

Upload panoramas, create a tour, connect scenes with hotspots, set starting views and labels, then publish a link or embed. Pro removes Kuula branding and unlocks the complete interactive-tour editor.

Capabilities

  • Fast browser-based panorama and tour editor
  • Embeds, VR viewing and social sharing
  • Custom branding, audio, unlisted tours and higher quality on Pro
  • Large Pro capacity without a per-tour publishing fee

Limitations

  • Free visitors cannot see navigation hotspots
  • No native spatial model or measurement-grade data
  • Floor plans are presentation elements rather than generated spatial outputs
  • Photographic capture and stitching quality remain your responsibility
Nana's take

For a photographer who already produces strong panoramas, Kuula keeps the software layer proportionate to the deliverable. Its free tier is useful for learning the editor, but budget for Pro before calling the result a client-ready walkthrough.

CloudPano

Best sales-oriented 360 workflow

Best for

Real estate tour businesses that want lead capture, branding and client-facing sales features

What stood out

CloudPano feels optimized for selling virtual-tour services. Lead capture, white labeling, live video and marketing education sit closer to the center than spatial measurement or technical export.

Workflow

Upload 360 images, set initial views, connect scenes with hotspots, apply branding and business elements, then publish. Pro Plus adds white-label presentation, MLS-compliant cloning, lead capture and broader hosting capacity.

Capabilities

  • Browser tour builder with hotspots and infospots
  • Branding, embed and gyroscope viewing
  • Lead capture, live video and analytics on higher plans
  • MLS-compliant tour cloning listed on Pro Plus

Limitations

  • The free account cannot publish according to the current official help center
  • Pro currently lists a small simultaneous publishing allowance
  • Product pages and older educational pages describe free publishing differently
  • No true digital twin or native spatial-data layer
Nana's take

CloudPano makes more sense as a business toolkit than as a free experiment. If lead capture and client branding matter, compare its paid workflow; if you only need clean linked panoramas, a simpler host may be easier to cost.

3DVista Virtual Tour Pro

Best for customization and ownership

Best for

Advanced creators who need deep customization, offline delivery or control over hosting

What stood out

3DVista feels optimized for authorship and control. It can behave more like a production tool than a listing app, which is powerful when you need bespoke experiences and unnecessary when you need a tour online this afternoon.

Workflow

Import and organize panoramas in the desktop application, build navigation and a custom skin, add floor plans or interactive media, then export for self-hosting, offline use or 3DVista hosting.

Capabilities

  • Highly customizable skins, hotspots and interactive media
  • Online, offline and self-hosted delivery
  • Floor-plan overlays, 360 video and VR
  • One-time license with unlimited tours

Limitations

  • Higher upfront software cost
  • Steeper editor and publishing learning curve
  • No automated real-estate capture-to-floor-plan pipeline
  • You own more of the hosting and delivery decisions
Nana's take

3DVista is the strongest ownership-oriented option here. Choose it when customization, self-hosting or offline delivery is a requirement—not merely because a one-time license sounds cheaper than subscriptions.

360 tour builder · Research-based

EyeSpy360

Best specialist property-tour service model

Best for

Property professionals who want tour, floor-plan and live-viewing services in one workflow

What stood out

EyeSpy360 feels optimized around property presentation rather than general 360 publishing. Its appeal is the bundle of tour, floor-plan and live-engagement concepts—not maximum editor freedom.

Workflow

Upload 360 scenes, build or order the tour workflow, add floor-plan context and optional live or narrated experiences, then share the finished property tour.

Capabilities

  • Property-focused 360 tours and 3D-model presentation
  • Floor-plan workflow
  • Live guided viewing and recorded tour options
  • DIY and service-assisted routes

Limitations

  • Current public US pricing was not reliably verifiable
  • Free signup should not be confused with a confirmed free end-to-end plan
  • Smaller ecosystem and fewer public technical details
  • Export and long-term hosting terms need account-level confirmation
Nana's take

EyeSpy360 remains relevant because it thinks like a property marketer, but I would not select it without getting a written current price and confirming how many active tours, scenes and hosting months that price covers.

360 tour builder · Research-based

Panoee

Best free-plan value on paper

Best for

Cost-sensitive creators who want to publish real tours before committing to a subscription

What stood out

Panoee is unusual because its free promise reaches the publishing step. That makes it a meaningful test environment rather than a demo account—assuming its stated limits and performance fit your images.

Workflow

Upload panoramas in the browser, connect scenes and add hotspots, preview, then publish to the hosted subdomain. Upgrade for brand controls, custom domains, floor-plan features, Google Street View or export.

Capabilities

  • Free hosted publishing with 3GB storage
  • Seven free hotspot types and up to 32K panorama support
  • Embeds and basic analytics
  • Paid custom domains, floor plans, Street View and self-host export

Limitations

  • Some of the most professional delivery controls are paid
  • Independent long-term reliability evidence is thinner than for established platforms
  • A Panoee subdomain remains on the free workflow
  • Large high-resolution portfolios can reach the storage limit
Nana's take

Panoee is the first place I would test a panorama-only concept on a $0 software budget. I would still run a client-like trial—large images, mobile playback, embed and a real multi-room tour—before standardizing a business on it.

Digital twin · Public demo reviewed

iGUIDE

Best floor-plan-first spatial workflow

Best for

Real estate photographers and property teams that sell measured floor plans alongside a tour

What stood out

iGUIDE feels optimized around dependable measured deliverables. The tour is part of a property documentation package rather than the only product.

Workflow

Capture panoramas and measurements with PLANIX, upload to the iGUIDE Portal, select the deliverable package, then receive a hosted 3D tour, interactive floor plan and downloadable property files.

Capabilities

  • Interactive tour linked to measured floor plans
  • ANSI/RMS-oriented floor-plan deliverables
  • Branded and unbranded URLs, embeds and analytics
  • Optional DWG, RVT, ESX, point-cloud and offline outputs

Limitations

  • A proprietary PLANIX capture system or service provider is required
  • Per-project processing makes every scan a billable production decision
  • Drafted deliverables have processing time rather than instant publishing
  • The viewer is less presentation-first than specialist 360 design tools
Nana's take

If accurate floor plans are already a paid line item in your media package, iGUIDE can consolidate capture and delivery elegantly. It is a poor fit for someone who only wants to turn existing panoramas into a marketing tour.

09

Digital twin · Public demo reviewed

Giraffe360

Best all-in-one capture-to-campaign system

Best for

High-volume photographers and brokerages that want one capture to produce an entire listing-media kit

What stood out

Giraffe360 feels optimized for operational standardization: one field capture feeds a complete marketing package, reducing the number of cameras and editing workflows a team must coordinate.

Workflow

Scan the property with the Giraffe camera, upload the capture, and let the service process photos, a virtual tour, floor plans, video and a listing website into the dashboard for delivery.

Capabilities

  • Spatial capture with proprietary camera
  • Processed virtual tours, photos, floor plans and video
  • Point-cloud and 3D floor-plan outputs
  • Dashboard delivery, branding and listing-marketing assets

Limitations

  • Hardware and software are tied to the subscription
  • Public pricing detail is less transparent than self-serve tools
  • Virtual tours are not a portable output after cancellation
  • It is difficult to evaluate the true workflow without a camera trial
Nana's take

Giraffe360 is less a tour app than an outsourced media-production system wrapped around a camera. It can be compelling at consistent volume, but the decision should be modeled against your entire shoot-and-edit stack—not compared with a $20 panorama host.

10

Portal-specific · Research-based

Zillow 3D Home

Best free residential listing workflow

Best for

US residential agents and photographers prioritizing Zillow distribution and a zero software fee

What stood out

Zillow 3D Home is optimized for distribution, not platform neutrality. It removes software cost because the tour strengthens Zillow's listing experience.

Workflow

Capture inside the Zillow 3D Home app, let Zillow assemble the tour, connect it to the property, then distribute through Zillow and partner portals or use the provided MLS link and embed code.

Capabilities

  • Free creation, hosting and sharing
  • Unbranded MLS link and website embed
  • Automatic residential portal distribution
  • Interactive floor plan with compatible 360 camera

Limitations

  • Residential properties only; commercial interactive floor plans are not supported
  • Panoramas must be captured through the Zillow app rather than imported
  • Editing and reuse are constrained by Zillow's listing workflow
  • This is not a general-purpose digital twin or spatial export platform
Nana's take

For an eligible US residential listing, Zillow 3D Home is the cheapest practical option because free actually reaches delivery. Use it when portal visibility is the goal; do not mistake it for an owned, portable spatial asset.

Decision framework

How I would choose

1

Independent agent

Start with Zillow 3D Home for eligible US listings. Move to Kuula or Panoee when you need a portable branded experience.

2

Real estate photographer

Choose iGUIDE when measured floor plans are the bundle; Matterport when client demand and ecosystem win; Kuula when you already own capture.

3

High-volume media company

Model peak active tours, processing time, staff permissions and exit cost. Matterport, Realsee, iGUIDE and Giraffe360 deserve workflow trials.

4

Brokerage

Prioritize repeatability, MLS-safe delivery, roles, analytics and portfolio governance over editor novelty.

5

CRE / large spaces

Shortlist Matterport and Realsee for spatial models; iGUIDE for documentation; 3DVista when bespoke self-hosted presentation is the job.

Matterport alternatives

Do you need a Matterport software alternative—or a different category?

Realsee is the closest broad spatial-platform challenger here. iGUIDE competes through measured floor-plan delivery, while Giraffe360 competes by bundling the entire listing-media workflow. Kuula, CloudPano, 3DVista and Panoee are alternatives only when a panorama-based marketing tour is enough.

For a hardware-level view, read our existing Galois P4 vs Matterport Pro3 comparison. Realsee vs Matterport, Best Matterport Pro3 Alternatives and the Galois P4 review are on the research roadmap; they are intentionally not linked until published.

Clear answers

Virtual tour software FAQ

What is the best virtual tour software for real estate?

There is no single winner across both categories. Matterport is the safest established digital-twin ecosystem; iGUIDE is stronger when measured floor plans are central; Kuula is a leaner choice for finished panoramas; Zillow 3D Home is the most practical free option for eligible US residential listings.

What is the difference between a 3D digital twin and a 360 virtual tour?

A 360 tour connects panoramic images into a navigable presentation. A true spatial system also models geometry or measurements so it can support floor plans, dollhouse views, spatial data and technical outputs. The viewer may look similar, but the capture, data and cost model are different.

Do I need a 3D camera to create a virtual tour?

No. Kuula, CloudPano, 3DVista and Panoee can build tours from ordinary equirectangular panoramas. Zillow 3D Home also supports phone capture. Proprietary or professional spatial hardware becomes necessary when you need measured plans, LiDAR data or a platform-specific production workflow.

Which platforms generate floor plans?

Matterport, Realsee, iGUIDE and Giraffe360 can generate or deliver plans from spatial capture. Zillow creates an interactive floor plan with a compatible 360 camera. Kuula, CloudPano, 3DVista and Panoee primarily display a plan you provide rather than deriving a measured plan from ordinary panoramas.

Which virtual tour software has the best free plan?

For an eligible US residential listing, Zillow 3D Home offers the clearest ongoing free workflow. Realsee gives new users three credits—enough to activate and host up to three tours for one month each—making it the strongest time-limited spatial trial. For a general panorama builder, Panoee publishes the strongest ongoing free limits on paper.

What is the cheapest practical option?

Zillow 3D Home is the cheapest practical residential option if its portal-centric workflow fits. Panoee is the lowest-cost general 360 builder to test. Neither replaces a measured spatial system when floor-plan accuracy or downloadable spatial data is the actual requirement.

Which platforms provide unbranded MLS-ready links?

Zillow explicitly provides an unbranded MLS link. iGUIDE documents an unbranded viewer. Matterport and CloudPano offer MLS-oriented sharing controls on appropriate paid workflows. Always confirm the current plan and your local MLS rules before delivery.

How does pricing change with many active listings?

The billing unit matters more than the headline monthly price. Matterport meters Active Spaces; Realsee uses project-month credits; iGUIDE charges per processed property; Giraffe360 bundles camera and project capacity; panorama hosts usually meter features, storage or published tours. Model your peak active inventory, not only monthly shoots.

How we evaluated these tools

Research dateSeptember 2026
Products considered10 shortlisted platforms
Evidence levelOfficial pricing, docs, demos and public workflows
Pricing checkedSeptember 28, 2026

Each tool was evaluated against tour quality, time to first tour, hardware flexibility, editing, floor plans, MLS delivery, embeds, branding, lead capture, hosting, exports, pricing scalability and lock-in. “Public demo reviewed” means NanaStack inspected a working public viewer; “Research-based” means the assessment relies on current first-party documentation and public materials, not a completed client project.

Limitations: NanaStack did not purchase ten subscriptions or create accounts that required acceptance, sales contact or payment. Plan details can change. Prices marked unavailable were not guessed.
